Solon Community Living (SCL) is a Unique Housing Model
After extensive research of similar communities, we combined the best aspects to offer families
a turnkey, sustainable housing option for their loved one,
without the property tax burden, worries and responsibilities of ownership.
The Community
SCL provides a 24/7 supplemental layer of support by having a Community Director and Resident Assistants (RAs) to provide extra help when needed, creating peace of mind for residents and their families.
The family or guardian of the resident can work with the individual’s Support Administrator (SA) from the County Board of Developmental Disabilities (if applicable). Typically, some of these services are paid for by Ohio Medicaid waivers, private resources, or a combination of the two. Residents have free choice of their personal care provider or agency.
The Community Director fosters relationships between residents, their families, SCL, and care staff. Duties also include:
- Ensure programs and engagement opportunities are routinely available for staff and residents
- Serve as a liaison between families and residents with the Board of SCL
- Oversee the property
- Know about residents, their families, care staff, and available resources
- Investigate and coordinate add-on services such as meals and house cleaning, if requested by families
Resident Assistants (RAs)
- Two Resident Assistants have been hired for on-site, on-call hours to provide an extra level of security and oversight. The RAs live on the property and are available to help the Community Director and residents with socialization, living skills, and general questions.
On-site Housing for some Direct Support Professionals (DSPs)
- The challenge of finding qualified, reliable staff due to low pay and high turnover has reached a crisis point.
- SCL seeks to create a better working environment for DSPs by focusing on their needs as well and providing an attractive housing arrangement on-site in caregiver suites situated upstairs from residents’ homes. This will result in a more stable, affordable lifestyle for staff resulting in more consistent, quality care for residents.
The Neighborhood
Solon Community Living is comprised of 14 single story, barrier-free residences with attached garages, along with 6 second floor caregiver/RA suites. There is also a clubhouse for community activities and events.

Based on the unique “pocket neighborhood” concept, developed by architect Ross Chapin, homes will face a common green space so residents can enjoy the outdoors and hang out with their friends or family. Everyone will be able to see who is entering the neighborhood, adding an extra layer of security.
All vehicle traffic will travel on the outskirts of the neighborhood for pedestrian safety. Around the central green space, there will be walking paths and connections to city sidewalks and bike paths.

Safety & Security Features
What are the key financial components for living at SCL?
- One-time stakeholder’s fee
- Initially, this supported the construction of the homes. Going forward, this fee will go into the sustainability fund for the community.
- Rent and Community Fee
The Community Member (the resident, or their estate) pays an affordable rent, and their family pays a community fee which covers the following:
- Professional property management, ongoing maintenance, capital improvements, and other services (i.e., landscaping, snow plowing)
- Note: Families/residents are responsible for furnishing and maintaining their home’s interior.
- All major appliances and maintenance
- All utilities (except cable TV and phone)
- Long-term sustainability of the community
- Salaries of the Community Director and Resident Assistants who will be on-site to provide 24/7 supplemental support to residents. (This will be in addition to the personal caregivers that some residents will have within their own homes)
- Education/Entertainment/Enrichment programming and other services based on input from residents and their families
